Water Heater Maintenance: The Annual Flush That Saves You Thousands

Most water heaters don’t die of old age. They die of neglect. A tank that’s flushed once a year and has its anode rod looked after can outlast one that’s never touched by years, sometimes by half its lifespan again. Skip maintenance and you’re paying twice: once in higher energy bills the whole time it’s running inefficiently, and again when it fails early and floods your basement.

An annual flush is the cheapest, highest-return thing you can do for a water heater. In southern NH, where hard water and private wells are the norm, it’s not optional maintenance, it’s the difference between an 8-year tank and a 14-year tank.

Why Sediment Builds Up, Especially Here

Every gallon of water that enters your tank carries dissolved minerals, mostly calcium and magnesium. When that water is heated, those minerals drop out of solution and settle to the bottom of the tank as a gritty sediment. Over months and years it hardens into a crusty layer sitting right on the tank floor.

In southern NH this happens faster than the national average, and if you’re on a private well, faster still. Well water across Hollis, Amherst, and the rural edges of Merrimack, Litchfield, and Bedford tends to be hard, and often carries iron and manganese on top of the calcium. Homes on municipal water aren’t off the hook either, they just accumulate a little slower. Without a water softener, a well-fed tank can build a serious sediment bed in a couple of years.

That sediment causes real damage:

  • It steals efficiency. The crust insulates the water from the burner or element, so the unit runs longer to reach temperature. You pay for that every single cycle.
  • It overheats the steel. On a gas unit the burner fires directly under the tank bottom. Sediment traps heat against the steel, creating hot spots that fatigue the metal and shorten tank life.
  • It makes noise. That popping and rumbling you hear is water flashing to steam under the sediment layer.
  • It fouls the drain valve and can clog fixtures downstream.

Flushing clears that sediment out before it can do its damage.

What the Annual Flush Actually Does

A proper flush isn’t just cracking the drain valve and letting some water out. Done right, it means shutting off the heat source and the cold supply, connecting a hose to the drain, and draining the tank while periodically opening the cold inlet in bursts to stir up and blast out the settled sediment, repeating until the water runs clear. On a badly neglected tank that’s built a thick bed, this can take some patience, and sometimes the sediment has hardened past the point a standard flush can fully clear, which is worth knowing before it gets that far.

Done every year, before the sediment cements itself, the flush keeps the tank bottom clean, the unit efficient, and the steel from cooking itself. It’s the single most effective thing you can do to hit the top of your water heater’s lifespan instead of the bottom.

The Anode Rod: The Part That Saves the Tank

This is the part most homeowners have never heard of, and it’s arguably more important than the flush itself.

Inside your tank is a sacrificial anode rod, a metal rod (magnesium or aluminum) that corrodes on purpose so the tank doesn’t. Through simple electrochemistry, the rod attracts the corrosive activity in the water and gets eaten away instead of your tank’s steel walls. It is the reason a glass-lined steel tank survives years of holding hot water.

But the rod is consumable. Once it’s eaten down to the steel core, the protection is gone and the tank itself starts corroding. On southern-NH well water, a rod can be spent in as little as 3 to 5 years, sometimes sooner with high iron content. Nobody replaces it, because nobody knows it’s there, and then the tank rusts out years earlier than it had to.

Checking the anode rod during maintenance, and replacing it when it’s more than about half consumed, is one of the highest-leverage moves in the whole trade. A $30 to $50 rod can add years to a tank. On Bradford White, Rheem, and AO Smith units the rod location and access differ, and some tight basement installs need the rod pulled a certain way to clear the ceiling; it’s a routine part of the service when we’re already there.

Testing the T&P Valve

While the tank’s open for service, the temperature and pressure relief valve gets tested too. This is the safety valve that keeps a tank from building toward a rupture, and it can seize up over years of sitting untouched, exactly when you’d need it to work.

The test is simple: lift the valve’s lever briefly and confirm it releases water through the discharge pipe and reseats cleanly when released. If it doesn’t release, or won’t stop dripping after, the valve is replaced. It’s a small part guarding against the worst-case failure, and it’s worth confirming once a year.

How Maintenance Extends Life and Lowers Bills

Put the pieces together and the math is straightforward. A flushed tank runs efficiently instead of fighting through an insulating sediment bed, so it uses less gas, propane, or electricity for the same hot water, month after month. A maintained anode rod means the tank body isn’t corroding on schedule, so instead of replacing at 8 years you’re replacing at 12 or more. A tested T&P valve means the safety system actually works.

The efficiency savings alone often cover the cost of the service. The extended tank life, delaying a $1,500-plus replacement by several years, is where the “saves you thousands” comes from. And avoiding a ruptured tank in a finished basement avoids a number a lot larger than that.

DIY vs. Calling a Pro

Some homeowners can handle the basic flush themselves, and if you’re comfortable, it’s a good habit. The catch: it’s easy to do incompletely, missing the periodic cold-water bursts that actually lift the sediment, and if a neglected drain valve has corroded, it can stick open or fail to reseat, turning a maintenance chore into a leak. Draining a tank that’s never been drained is where DIY jobs go sideways.

The anode rod is where most people should call. It’s often torqued in tight from the factory and can require breaking real force to remove without twisting the tank fittings, and correctly reading how far it’s consumed takes a trained eye. This is the part that most extends tank life and the part homeowners are least equipped to handle.

Our take: if you want to flush it yourself yearly, good. Have a specialist do a full service, flush plus anode inspection plus T&P test plus an overall condition check, every couple of years, or annually on aggressive well water. That combination gets you the full lifespan.

Tankless Units Need Maintenance Too, It’s Called Descaling

If you’ve got a tankless unit, a Navien, Rinnai, or Rheem, don’t assume “no tank” means “no maintenance.” It’s the opposite. Tankless heat exchangers run water through narrow passages and heat it fast and hot, which is exactly the condition that drives minerals out of solution and cakes scale onto the exchanger walls. On hard southern-NH water, an un-descaled tankless can lose efficiency and start throwing error codes in a surprisingly short time.

The maintenance is a descaling (or “flush”): a pump circulates a descaling solution through the heat exchanger via the service valves to dissolve the mineral scale, restoring flow and efficiency. On our hard water we recommend descaling most tankless units once a year, and on high-mineral well water sometimes more often. Many units also have an inlet screen and, on condensing models, a condensate trap that should be checked at the same time. Skip it and you’ll shorten the life of a unit that should run 20 years, and likely void the warranty, since most manufacturers require documented descaling.
